Hi, I'm Karen Parker. A big change is taking place in estate agency from 26th January.
From that date some Northumberland estate agents will stop advertising on either Rightmove or Zoopla, the UK biggest and best known property websites.
Why is this happening? Estate agents joining believe that the fees charged by Rightmove and Zoopla are too high and collectively they want to lower future advertising costs.
What is OnTheMarket? A new property website which bans estate agents from advertising on more than one other property portal. This forces agents to drop either Rightmove or Zoopla and all other portals.
Is this a good or bad thing? In our opinion, BAD. Rightmove and Zoopla are two nationally known brands with c90 million and c45 million visits every month respectively. OnTheMarket.com is a totally new site.
Could it affect YOU? In our opinion YES. The new site cannot guarantee that your home will be seen by as many buyers as the nationally known Rightmove and Zoopla.
Why is this important? Zoopla and Rightmove have replaced high street estate agents as the biggest ‘shop windows’ for property with over 90% of buyers finding their new home online. If your home is not in both ‘windows’ you could get fewer viewings, fewer offers and a slower sale.
Why be dictated to? The ‘only one other website’ rule means that a third party is dictating where your home can be advertised, not for YOUR benefit but for the potential future cost saving benefits of the estate agent. We don’t think that’s right.
Which agents are joining OnTheMarket? Rook Matthews Sayer, Sanderson Young, Mike Rogerson, Rickards and many others. Coast and Castle are not. We believe you want MORE not less advertising.
